The Farmhouse Toast
12–40 guests · about 2 hours from New York
An exclusive farmhouse-estate celebration for 12–40 — bluestone patio arrival drinks, farm-to-table long table, recognition toasts on private grounds. About two hours from Manhattan. Whole estate yours for the evening. Joy and recognition first; overnight optional.
Where you stay
Exclusive use of a private Hudson Valley farmhouse estate for your celebration — grounds, patio, lawn, and dining spaces are wholly yours. Bluestone patio for arrival drinks; farmhouse dining room or lawn long table for the seated dinner. Same-night return is the default; boutique overnight rooms (limited bed count) are an optional add-on when the house is free. A full exclusive estate hold — not a shared inn dinner.

FAQ
How does the booking process work?
Pick a retreat that fits your team and tell us when you’re coming and how many. You’re then contacted by a local partner, who adjusts every detail with you and sends a custom quote covering the house, meals in the package, and everything else included. Once it feels right, you’re booked — one partner, nothing left to assemble.
How do I pay for my stay?
You pay Vantly, not the venue or a third party. After the quote is approved we send a secure payment link (card or bank transfer, depending on the booking). The balance and any deadline are on the quote so there’s no surprise invoice from someone else.
Will I be asked for a security deposit?
Most full-house buyouts hold a refundable security deposit against damage or extra charges. Whether it’s required, the amount, and when it’s released are listed on your quote — usually a card hold or separate charge, refunded after checkout if everything’s in order.
What are the cancellation terms?
Cancellation terms are on your quote and depend on how close you are to arrival and what the host requires. In general: cancel early and you keep most of what you’ve paid (minus a small fee); closer in, less is refundable; very late cancellations or no-shows are usually non-refundable. If we have to cancel for reasons outside your control, you get a full refund or a rebook.
