The River House Playbook

10–12 guests · about 1.8 hours from New York

Under two hours from Manhattan, this Hudson river estate is a true one-house buyout: characterful bedrooms, formal dining for the group, a double living room for sessions, and a professional kitchen for your commuting chef. An on-site host welcomes you; Sprinter round-trip from Manhattan is in the from-price.

Tuned for 10–12 pending confirmation of the exact bed map, with private sleeping arrangements and one guest per bed — founder-simple privacy, tennis and pool on the acres, and a west-facing river porch for evenings that linger. If this exact house isn’t free, we match another Hudson river estate with the same one-house mood.

Where you stay

A historic Hudson river mansion held for your group alone: private sleeping arrangements across 12 characterful bedrooms (most ensuite), formal dining, double living room, professional kitchen, west-facing river porch, wifi, pool and tennis on broad estate grounds. Exact bedroom and bed map confirmed on quote.

FAQ

How does the booking process work?

Pick a retreat that fits your team and tell us when you’re coming and how many. You’re then contacted by a local partner, who adjusts every detail with you and sends a custom quote covering the house, meals in the package, and everything else included. Once it feels right, you’re booked — one partner, nothing left to assemble.

How do I pay for my stay?

You pay Vantly, not the venue or a third party. After the quote is approved we send a secure payment link (card or bank transfer, depending on the booking). The balance and any deadline are on the quote so there’s no surprise invoice from someone else.

Will I be asked for a security deposit?

Most full-house buyouts hold a refundable security deposit against damage or extra charges. Whether it’s required, the amount, and when it’s released are listed on your quote — usually a card hold or separate charge, refunded after checkout if everything’s in order.

What are the cancellation terms?

Cancellation terms are on your quote and depend on how close you are to arrival and what the host requires. In general: cancel early and you keep most of what you’ve paid (minus a small fee); closer in, less is refundable; very late cancellations or no-shows are usually non-refundable. If we have to cancel for reasons outside your control, you get a full refund or a rebook.
